Now selling for the low price of $69,000. The property is located in beautiful down town Blue River on a quiet dead end street. The lot itself is .36 acres (75ft x 212ft) and has a view of Eleanor Lake, and the convenience of sled in/out access to world class sledding trails around Blue River. Most single lots in Blue River go for about $35,000 - $40,000 with nothing on them, and no septic. This is a double lot, with two hydro poles, and a lake view, and septic. Septic would probably cost around $15,000 to put in, taking you up to a cost of $50,000 - $55,000 for a single lot with no dwelling. Again, this is a double lot, with a shed, wood shed, dwelling (which is currently rented out and making you money if you didn't want to live in it right away). At the low end, the lot is worth $60,000 - $65,000. We are asking the rock bottom price of $69,000 for everything. There is no pad rental for the trailer - the trailer is yours. You can't afford to pass this up!

Because we moved to Golden, and can't see ourselves ever moving back to Blue now that we have two kids, and the sled has been sold. As remote landlords, it's been pretty hassle free (we've been out of the trailer for 3.5 years, and have had 2 great renters), but it would be nice to be closer. And of course the other reason is because we could use the money.
