If it is clay leave it alone. Just make sure it is sloped away from the house

Looks like a nice place.

zero evidence, Ron's FLIR camera showed no issues and his moisture meter readings were good......

the whole property is VERY sloped so drainage should not be an issue.

Just hand bomb a small test hole down where you think their might be a problem just to see what he used for waterproofing that wall. If there is a waterproof membrane, i would say there will be no issues at all. If the plywood remains dry it will last forever.

You probably won't have an issue in sandy soil. My parents house is 42 years old, wood basement, wood floor, also in sandy soil. No issues so far. It's also only 4ft in the ground so that helps a lot too.

I've got 3 or 4 wood basements around me built within the last 10 years. No issues that I've heard from anyone. I've got ICF (split-level, only in the ground 4ft) and zero issues either.
