How low to go on a offer?

Ya seller has to approve realtor representing both sides. I am selling my place right now and my agent offered $2k off the first $100k if he represents both, yea not happening, if it comes to that it will be cut a lot better deal or they can get their own agent and he looses that half totally. For buying, i've always just went with a brokerage that gives you like 25% of their commission or what not, you might as well. Many realtors suck, but it's the only way to sell a more expensive house, many buyers will only use realtors and many will avoid homes that aren't listed by realtors with full commission. It's fairly busy right now, i've had 6 showing in 7 weeks on market, but a fair bit are just tire kickers or can't afford it. Only 2 have actually been serious buyers.

Best practice is find out what the house is worth, $ per sg ft, see what it needs for upgrades. See what other places have sold for in the area and come up with a base price, make and offer based on that, i have sold a few places and bought a few, low balls typically don’t get taken seriously. Get it educqted on the area market trends and make an offer

The paperwork I had to fill out to by my own representative in BC on a property sell was a Disclosure of Unrepresentation. I filled it out then was able to put in my offer, I told the sellers realtor that I will stick to this as its only a 75000 lot, why would we split her commissions up. I bought my BC property in Valemount through Tammy, and used Peter for the Notary they both made it so easy.

Our family realtor that we went to High School with has helped up through many sales and even gave us advise not to buy occasion. He went to friends houses to evaluate them with no commitments, and has always been there for advise. He did give me advise when buying my property in Valemount, so there are many good realtors out there. And Ray would also vouch for this, Val is also a decent realtor.

Homes priced right in Leduc go pending in 3 to 7 days. Of course wait till conditions are removed before being actually sold. A lot of homes also go for list price plus, as multiple offers happen.

Leduc is also running out of lots for building. Developers are building like crazy here.

While this is true, because i'm listed at 1.15m they don't move nearly as quickly, anything over a million takes a bit to sell generally, average days on market in my area is like 80. That is the case now there, but it hasn't been like that in Leduc forever, I did work there late 2019 early 2020 and guy built a bunch of specs that nearly put him under because they weren't moving.

We are going to look at a house tomorrow but it has been on the market for 80 days now and I can’t seem to figure out why? The price is a little high but it is a busy market around here and the house checks a lot of boxes off so I am surprised it hasn’t sold? Anything to watch for tomorrow so I do not miss anything? And if I do like how low should I go with a offer? House is listed at $409,000
I would check the assessment for taxes first to get an approximate value. Then look around at new homes on the area and price what they are selling for. Also check what comparable houses in the area have recently sold for. That should get you to a starting point. If you aren't familiar this construction of houses add a condition to your offer for a home inspection.

Good idea
only thing is property assessment is a year old or more.
Other thing it’s now easy finding out what places sold for unless you have access to those numbers

They usually assess a bit on the high side, cause municipality's like the tax dollars!

In BC its public information and accessible on their website. In Revelstoke at the moment sales are generally 200-300k above assessed value

Assessment’s yes here in Leduc also.
But to find out what someone sold for you need access to those numbers.

When we sold our acreage we tried selling with a highway sign for $25,000 less than what we sold it through with a realtor. Had no showings but as soon as we signed wirh a realtor we had multiple showings. Like I said I got $25,000 more in my pocket after commission.

Thanks everyone for a lot of help and replies! The house was rougher shape then the pics and had some faint smoked in smell, Going to see how motivated the sellers are before making a move

Its like tinder, the pics always look better than in person lol
