Once again Ron, Nelson Homes would be a good start. They have an office in Edmonton (or they used to). They will do all the drafting and design for you. IMHO, you want a maintainence free exterior and maybe Hardy board giving you an insurance discount. Any outside deck should be covered and if that is too expensive, at least put a gate in the railing for removing the snow (you can just slide it out).

anyone know of decent local home plan consultants/draftsman in edmonton?


I like that one with the garage below as well but when doing this with a 9 or 10’ garage door then have to go up a pile of stairs to get in every time. Not sure if this is a good resale plan, good for me while i’m still not all crippled up with sore legs, hips and back. If you want to have this as a relaxing retirement vacation retreat is a place like this right to build?

We built a Precision Craft timber frame and SIP panel home and if I was doing a cabin I think I would do something similar. Get your nice big timbers, if its a basic layout the SIP panels will make the shell an easy build, and have go with your shiplap wood exterior. Only difference would be I think I would go with Canadian Timber frames, there system is a little more user friend for the trades.
I work with CTF all the time. Beautiful stuff, even if you build a screen room to the exterior or add a couple of timber’s to the interior.

I’ve seen a lot of house plans come from Euro Design in Edmonton.

Anyone know of decent local home plan consultants/draftsman in Edmonton?

I would get a copy of town bylaws before proceeding with plans.

Yes I have copies of this already . There are several and one I know is you cant build a garage on a property in the village before you build a house. If you want to have a vacation rental and in town it has to be on a double lot. I'm not going to put up something that will cause any issues with the neighbors or town.

So many options, may take a few of the plans I have to a local home design company with a want list and see what they can come up with.

Depending on what your after it may be easier and cheaper to make changes to an existing builders design than to start from scratch on a new one.

We have friends that did this, they took an existing house and made significant changes to the interior layout, they saved a significant amount of money because the engineering and design work for the structure were already done, and the suppliers had all material quantities and truss plans ready to go.

It seems as soon as you say "custom" the cost doubles. Lol.

How does a prefab outfit like Nelson compare cost-wise to having the same structure stick built on site?

It is cheaper by far. The cost of the panel construction isn't a large portion of the package. Insulation, drywall, siding, roofing, trusses, baseboard, doors, etc.. are the larger portion. That is just the cost of material. Generally, the people who build Nelson Homes, do it themselves or or the general contractor and hire subs.

Interesting....I’d want to have the shell built to lock-up using their prefab kit by a contractor then finish the rest myself....a decent contractor should be able to do something like that in a few days for a slab on grade house...

Thats what we did Doug. Nelson drew up our plans and we had customers build our house in all but one of the trades. Saved probably $40,000-$50,000 doing it that way.

It would be a little more than a few days. Setting up the panels, trusses, roofing, doors, and windows would be a chore in a few days.

so around 5000 sq ft, and only build it 95 feet high, and you'll be good to go!
