my new home warranty is about to expire next month.

I have one "nothing" issue and maybe one more serious.

Ive been on the look for anything but the only "nothing" thing I can find is that one of the lights in the garage wont light up anymore and no its not the bulb so I have that lined up to be replaced.

The only other thing I have realized is kind of a strange noise as far as lights and electrical in the house. The house has normal light bulbs in it and when you turn on lights you can kind of hear a humming noise. I changed out one room to LED bulbs for the office and there is no humming in that room from the lights, however I can hear the same kind of humming coming from the speakers on my stero when not playing music. Like if you turn it up a bit with no song playing there is a humming. Never heard it before in my old place. I double checked all the wiring and connections.

Anyone know or have a problem like this "humming"? Audio people say to get an isolation transformer or something else to "clean" the power going into the system but with it working fine in the last house I dont really want to spend the money to do that. Its not a huge issue just something I have noticed.

Anything else I should inspect before my warranty is up? heating, cooling, water tank, fans, and everything seem all good

New home warranty isn’t worth the ink to print it. You can try, but they won’t fix anything.

So true but costs a small fortune and you pretty much have no choice but to get it. Cost us $7200 and we will never use it as we are building our own house. But no way to get a mortgage without it.

buzzing in audio is usually interference from current ie speaker wires ran next to power wires or a ground issue.

Bunch of crooked pricks.
New home warranty represents the builder and NOT the home owner in a dispute.
Had these crooked pricks an Reid in arbitration to try get my 2 year old house fixed.
In the end my house got re-shingled and a new driveway (3rd one).
They had a forensic engineer and another specialist testifying along with NHW consultants.
I self presented with one P Eng for 2 hours testimony.
Reid did no want to loose as I told them once I won I was gong to tell everybody how to win.
Then they (Reid Built) tried to sue me for 150K for their costs - they got squat!
I would rather deal with the mob or even NDP govt before NHW.
