Just thought I'd check here before I start calling around. I bought a place just west of St Albert and had a hold back until the previous owner took care of permits and easement issues for the RPR. One was for the deck which they didn't get a permit for and when the inspector came out he failed the stairs. One reason was it only had a hand rail on one side, I did expect that and and wasn't concerned since that would be easy enough to fix. The issue I never even though about which was the steps themselves. The last step is about an inch or more higher then the rest.

The previous owner got a quote and is willing to do a cash settlement if I want to take care of it myself which is what I'm going to do. The other thing is the fence which is on the county land. I have already signed a lease with the county to keep it there but need to get a quote to move it for my lawyer in case the county tells me I have to move it at some point.

Anyway if someone does that kind of work and wants to give me a quote I'd rather give the work to a member here than a total stranger.

If it is the first step there may be an easy fix but picture please or you will get lots of wrong suggestions.

Picture of first riser issue please and picture of full stairs.

For some reason I can't post a picture from my phone and I can't email it to myself right now either. :(
I will try again later but there are 6 steps, all have a 6" rise except for the top step which is just over 8". The steps are 8' wide and each step is 16" deep.

I really doesn't bother me at all but it doesn't meet code and if I sell down the road it will need to be fixed.

We Fix!
Reduce picture size to 600X800 pixels and they should load from your phone - two picture attachments at a time.

Once you take possession you may get stuck with the code issue on resale and even worse,
uneven risers are a biotch when drunk........

Yes that last step could be tricky after a few too many pops. lol

Might not bother the owner but their lender will have an issue with it. Lots of them won't fund it if there's open permits. I've got one on my house on the deck. I built a privacy wall with vertical 2x6's and 2X4's staggered and it also serves as a wind break for my BBQ. The inspector failed it as it has a "ladder effect" and says a kid can climb up it and fall. If I ever have to sell the place, I'm just screwing a piece of lexan on the bottom 3 feet until the permit closes.

well the op bought it without issue and sounds like it's 100$ to fix. so guess it wasn't too big of deal.

We don't have a problem with it really, but it was part of the deal for the previous owner to make sure it was compliant as well as a couple other things. They now have agreed to have it fixed or give me the cash to do it myself which is why I was asking on here and is what I plan on doing. It's more so that I don't have the same hassle when it's time for me to sell it.
