Hey anyone on S&M a builder that works with the new home warranty? Please PM me if possible as I have a few questions regarding submitting a claim and some general coverage questions. Getting the run around from our builder...

New home warranty is a joke when you’re the one who’s the general contractor, how in the hell are we to be responsible for plumbing, and electrical and even the cement, we have to warranty faulty products when we had nothing to do with making them, I says it’s absolute bs

That’s why ppl higher generals so they have confidence that they are getting quality work. Cause u know anyone can find a scab on Kijiji.

used new home warranty on our garage pad that was terribly done. It was a great experience. They were very helpful and got my pad done properly.

Guess that is why they have the new home warranty now.(part of the reason) there was too many fly by night builders, and banks don't want be stuck
with a new house that is falling apart if people default.

New home warranty changed nothing, it was not to protect homeowners. It was a tactic of the big builders trying to force the little ones out. Most builders don't have a fawking clue and most of the chit being built is garbage. Not any worse then before, but not any better.

Totally depends on the warranty provider, all are different. But generally, you're fawked. New home warranty covers virtually nothing. Almost anything can be blamed on a lack of maintenance, or some kind of exclusion.

Where did I say it was to protect home owners? :confused: I said It was to protect the Bank. And yes big builders too.


Government doesnt care about home owners, most home "owners" don't own anything. The Bank owns it.

Do your research and make sure your claim is substantiated. Took time to get my garage pad dealt with, but all in all I was very happy with alberta new home warranty and the support they gave us. Builder wanted to do nothing.

Well fun fact here about New Home warranty: if you don’t report your claim to the new home warranty before expiry date of that particular warranty your are not covered even if you’ve reported it to your builder. So if you have any outstanding deficiencies that you builder was working on make sure you submit a claim to your home warranty company too before it expires.
Gonna be checking out some fine print and asking around if there’s any chance of battling this.
