new garage build

looking to put in a 30x30 garage in the city, we have concrete and framer/drywall family ad friends to help. what should a guy expect to pay for the package and pad? 10K for package, 10K for pad, 10K to finish exterior/interior? just getting an idea...

Your pad at 5” thick and thickened footing 2’x24”x10” thick will take approximately 15metres of Concrete. Estimate at $200/ m. Brown guys charge $2 a sq/ft to place and finish and white guys charge $3.50.

Last time I built one was 2007, with a 2’ foundation wall and fully finished inside including electrical was 28k.

so I need around 850-900sqft plus the driveway so 7-8K should get it done

I'm looking to get one done this year, as well. What does everyone recommend to finish the interior with? The last one I had had OSB sheeting inside that was painted by the previous owner. Do that again, drywall or tin?

I've heard puck board on drywall is easy to clean and care for. I'd like to do aluminum checker plate 4' high all around on the 2' foundation

22’ x 22’, 18,000k 2 years ago. Complete exterior and pad but no interior or gas or electrical. Also built a gate and rv pad for that.

If you need gas or heat installed contact Mach1 on here , good guy , fair priced and does good work.

Holy chit who's paying rates that high? Most placing and finishing is under $1 sq/ft. $3.50 sq/ft is absolutely insane for 900 sq/ft.

Just my 2 cents, but thickened edge slabs are the biggest waste of money ever. Either get it engineered, or to make city happy make it look like it. Go with a 6" slab with 15mm bar on 12" centers if you're really worried about it, and you'll have 100x the floor of the thickened edge.

No, I did infloor heat, so I laid all the pipe, hired out all the concrete work, framed it myself, with a package. Hired out electrical, gas, and drywall. That was taped/finished and primed. Getting power and gas from house to garage was a big cost, and obviously concrete, and I went mental with lights and plugs. Wish I could have taken that garage with me when I moved. I also had a single door. 16x8. Garage was 28x28.

My brother in law owns a concrete company in edmonton, and is nowhere near that. That must include ground work and rebar and everything. He’s coming down to Lethbridge to do a sizeable pour for me for 1.65/ft place and finish only. And that included travel expenses. Also, definitely not brown and is a j-man

Yes ballparking forming,groundwork,and placing and finishing. But I’m more rural and do lots of traveling. City guys work for a lot less.

At 30 X 30 you will need an engineered foundation. . Screw piles seem to be the most popular as opposed to drilled concrete piles.

My uncle just poured a 2,000 square foot driveway in front of his garage on an acreage south of Leduc. He was quoted $20K for form, supply, place and finish. He did the forming, laid the rebar and had a placer/finisher do the work for $1.50 square foot. Looks good and cost around $6,000 or so.

Interior finish for me would be drywall. If you need extra strength, put 3/8 to 1/2 inch OSB underneath. If you are praying water inside, you will need to cover the drywall with puckboard or tin.

Budget is $20,000 on the very bottom end and can easily hit $50,000 if you hire most of it out and get the cool floor finish. I was quoted $6.00 per square foot by Garage Strategies which was about the same as the cost to form, prepare, supply and place the garage floor which is 6 inches thick.

Don't forget to prepare backings for hanging stuff and maybe a lifting point or two in the ceiling. Have fun

Is in floor the way to go? I'll be doing a lot of the grunt work and we are lucky enough to have a ton of tradesman friends and family. Ive assisted laying and tied rebar and in floor pipe before. thanks for the engineered pad heads up, might shrink it or is it worth getting engineered?

We have in floor in the basement and garages of two houses and would not buy another without it. I set the temperature in the garages at 18 Celsius in the fall and don't touch it until spring, you'll love being able to walk around in sock feet or laying down while working on something.
