House building subcontractors

My wife and I are building our house this year just east of Beaumont on an acreage and we are acting as the general contractor, while we have gotten quotes for most of the jobs that we wont be doing I figured I would reach out to the snowandmud community. I would much rather help out the little guy or family run business where I can so figured I would see who around Edmonton might be interested. We are starting the build in April with the house going up in July/August. Its a timber frame home (ICF foundation, SIP wall, SIP roof) and a 2x6 stick built garage/shop. I have attached a couple pics to show you what we are building.

Thanks for the compliments, going to be a nice house for sure. Here is a list of jobs that we won't be doing or having friends/family do.

HVAC
Drywall
Mud, tape, primer
Shingles
Spray foam insulation
Crane rental/operator
Cement counter tops
Cement floors
Weeping tile

I might be forgetting some, or if anyone is just handy with a hammer and general construction/building they can come work for cash during my days off.

What you looking for in hvac, are you doing boiler/fan coil pm me your thoughts/plans on heating/ cooling I'm sure I can help you out on that end and shop maybe, if got free time can help out on more stuff. Thx

J&G urethane in edm I have done work with them on other business work and are great to deal with, get quote never hurts.

I like the man wing on the house,nice touch.

Ya the most important part of the build. That drawing is a little old as there is a mezzanine added in, but left enough room for a car hoist and to be able to back the 5er if ever needed. Hoping to add 10 more feet to the end for a little machine shop / fabrication area. The shop can never be to big, with a wife and soon to be second daughter I think ill be spending a lot of time out in there. Especially come teenage years.

Lol might want to look into a detached shop with a living quarter.

Lol hopefully well before teenage years we will be out of this house and moved to the mountains. Ill start convincing the wife now for a separate shop with inlaw suite.

Are you doing the concrete counters yourself or hiring it out? I built last year and did my own. We couldnt be happier with them. Definitely not thrilled with the mix that I used though. There are tons of options out there. Depending on how good your local ready mix plant is, they might even be able to offer you a mix that they do. If you decide to go with a bag mix, I would spend the extra money and get a good buddy rhodes type of mix. I cheaped out and went with the Cheng ad mix that is supposed to turn sakrete 5000 into a high quality counter top mix. It was complete garbage. Had to play with the mix quite a bit to make it work, and definitely didnt turn out how I had planned. Lucky though that they turned out different than I wanted but we are still really happy with them. There are definitely a few options out there for bag mixes. One I have always been curious about is the surecrete products. No water mixed in at all. Unreal high strength concrete. Only downside is I dont believe you can do a cast in place, which is what I did because some of our counters are so big (our island is 5x9).

Ive been looking to do it on my own, from some rough calculation it would be about a third the cost versus a company doing them. I also have large countertops so I would need to do pour in place. I have been doing some research and a lot of reading and it doesn't seem that hard. Lots of options with edges and colors, so im guessing a few practice pieces would be best. Concrete counter solutions is where I have found a bunch of info and they seem pretty helpful.
