Floor Epoxy

Wired, insulated and drywalled the garage. Painters are finishing up today and heater should be up by the end of the week. Thinking since the garage is cleaned out I should do something with the floor, but talking with people and reading reviews on the kits you can by at hardware store has me looking into getting it professionally done. Looking for some help or tips out there fellas, or is there a good quality concrete paint one can go with? Getting the floor professionally done isn't cheap, but probably worth it in the long run.

Get a couple estimates and discuss what they do to prep the concrete for paint. Powerwash not likely enough. I would suggest a mecuric acid wash prior to powerwash and any paint going on. The acid wash is easy to do....brush on wit medium coarse broom and rinse off after about 20-30 seconds. 10% solution used to e the norm......proper prep no mater what finish you put on the concrete is majorly important. Make sure you get a non slip finish or winter will be exciting...even a wet floor can be fun.
Most paint fails are from poor prep. As always the inteweb has lots of info to read before you get a couple estimates so you know what to ask.

Bos Motorsports just had the showroom done.

They washed the power scrubbed the floor.

Took about a week to cure.

The do it yourself kits say to clean the floor with acid. The guys who come in grind the surface to allow the concrete to absorb the bond. I have another estimate coming over tonight so I'll see how it compares.

Travis, when we did our garage floor, we put a good commercial sealer on it. A few years later, Bev decided to paint it. We used muriatic acid to etch it and assumed that the paint would stick. It didn't and it eventually turned out to be a peeling mess. I can see why they would grind the surface. It would definitely get rid of any coating that was there and it would probably guarantee a good bond.

I have seen a lot of commercial jobs in restaurants and hotels that have epoxy finishes and they look great. Expensive yes but if done properly, very nice. DaveB did his floor a flashy yellow and it looked great. Send him a PM and pick his noggin.

Yeah that's what I keep hearing about the do it yourself...peeling. I remember seeing pic's of Daves, and it looked really good.

A buddy of mine uses the Rustoleum kits. Seems to last just fine. It is a two part epoxy. It would cost $1,000 to do my 24 X 36 garage. Had Garage strategies give me a quote of $8,000. I had just poured a new 6 inch slab that cost $5,000. I was disappointed. That was about 3 years ago so maybe the pricing has come down.

I have had the rustoleum on my garage floor for 4 years and it is doing great. The only place that it is peeling is where i lay my floor containment in the winter for parking on. I can't complain it cost me $300 vs $5000 for a pro show. I would do it again. Easy touchups.

Used a drum sander with 80/100 grit to etch ours and the epoxy has held up great for past 15 years. Only time we have an issue is with salt water residue left for a prolonged period which seems to cause it to blister (minimal).

I was quoted by two different companies to do a 24'x24' one was $1,240 the other was $1000 prices have definitely come down.

Travis guy i ride with installs for http://www.customgarages.ca/ does awesome work but can be hard on the wallet if you have a tight budget. I can get him to give you a call if you want.

Here's the two part epoxy floor i had done in my garage. Love the floor, Had them go up the walls aswell. Super easy to clean and has held up great. Big difference from this and what you get at home depot, this coating is almost 1/2" thick. I can drop wrenches, use my floor jack on it. I Would not do any welding near it though. Thats the one downfall.

Thanks Tim but I got a quote from Cliff over there already, and yeah it's a bit pricey. I got another quote which came in a bit cheaper so now i'm looking at colours.

I did my shop floor about 6 years ago. Researched alot and ended up going with a Rustoleum 2 part epoxy but the solvent based not the water. Everyone I spoke with did not have good luck with the water based. I bought majority at Menards in Minot and ran 1 short...Acklands in Regina kept it even though it wasn't listed in catalogue.

Prep work was painful. I coated the floor because the concrete was spalling. Slab was sealed and was a bugger to cut. I couldn't touch it with a floor sander or carbide blade. I spec'd my own concrete and my test cylinders were breaking at 5700 psi! In the end I had to cut the floor 1/8" with a scarifier and that was among the worst jobs ever. In the end the grip this gave on the floor was awesome. For a 28x32 shop I used 6 gallons of epoxy and 2 gallons of clear coat. Floor has a few scratches (floor didn't agree with my little guy putting tractor bucket into float mode while moving). Very happy with it but lots of work....lots...prep is key. I'll post some pics on Monday.

Do it yourself, it is super easy.
Don't buy the Rust-Oleum kit it is watered down ****.

Buy the commercial grade stuff from Conspec in Edmonton, ironically it is cheaper than the consumer grade stuff anyways.

Here is my floor I did myself.

Cost me about $1000 plus my time and beer.
